With technology at the fingertips of every buyer, they are more savvy than every when it comes to negotiating a sales contract. As a seller you must know the value of your home. Not what you think it’s worth but the true value based on the market statistics. In my opinion the only way to find those statistics is to do a strategic market analysis based on square footage and days on market. Please don’t use some generic printout from an automatic report that an agent gives you. You have to be accurate the first time you list if you want to sell your house quickly. A listing get stale after it’s been on the market for 30 days. Buyers will start to think there’s something wrong with the property. After all if it were worth the listing price, it would be sold already. So after 30 days how are you going to convince a buyer to give you your full asking price? As a seller you want to be driving the negotiations and you want to stay in control, of the biggest asset you’ll ever purchase. Sellers need to get in the mindset of getting an offer within 10 days. Be aggressive. Be strategic. Have a strategy.
